General Services
What services do you offer?
We provide custom 2D floor plans, 3D renderings of cabinetry areas such as kitchens, pantries, bathrooms, laundry rooms, and mudrooms.
Do you offer fully custom designed options, or do I have to choose a pre-made floor plan and make the adjustments I want?
Visionary Home Design is founded on the idea of creating truly customized floor plans that’s tailored specifically for you and your family.
Do you offer full architectural plans?
We specialize in design-focused drafting. We do not provide foundation plans, roof framing, or structural drawings, and our services are not intended to replace those of a licensed architect or engineer.
Can you work with my builder or contractor?
Yes! We’re happy to collaborate with your builder or contractor to ensure the floor plan design aligns with their requirements or your site requirements.
Please note: Once your final draft is complete, our time together will end unless you need to make additional revisions. We do not currently offer full design services, therefore we will not stick with you or your builder throughout the full duration of the build.
Do you offer full design services or interior design services?
No, we do not offer full design services such as fixture and finishes selections. BUT, if you know what fixtures, and finishes you are leaning towards and need some help visualizing those aspects, we would be happy to create 3D renderings to help you make those decisions.
Working Virtually
Do I have to be local to work with you?
Not at all! All of our services are virtual, therefore we work with clients nationwide.
How does the virtual process work?
Everything is done online. After a consultation and sharing of ideas, we draft your plans and send your digital files for review and revisions.
Do you do video chats or phone calls?
That is completely up to the client! You will share any inspiration photos or floor plans with us via the New Client Questionnaire Form or via email so a video chat is not necessary unless that is preferred by the client.
Design Process
How long does it take to complete a design?
It fully depends on the size and complexity of your project, but most projects are completed within 1-4 weeks.
How many revisions are included?
Each design package includes 2 free rounds of revisions. Unlimited additional revisions can be done for a small fee per revision.
Can I bring you a floor plan I already have and just make changes?
Yes! we can help modify existing plans to better fit your lifestyle or aesthetic.
What software do you use?
We use a variety of professional design and drafting softwares to create accurate and visually compelling 2D and 3D plans.
Pricing & Payments
How do you charge for your services?
We typically charge based on square footage. Each design package has a base price per square foot depending on the level of detail. 3D design services are priced per project as this can vary greatly. You can find these base prices on the website under the “Design Services” tab.
How do I pay for your services?
We accept payments via our website or business PayPal.

Allows clients to transfer payments directly from their bank account. Bank debits reduce payment failure rates and have lower processing rates.
Project File Types
What will I receive when the project is done?
You will receive digital files of your plans, typically in PDF or image format. CAD files can also be provided upon request.
Can I print the plans or share them with my builder?
Yes! The files you receive are easy to print and share with builders, architects, engineers, or other professionals.
Add-Ons
Can I add a 3D rendering to my 2D floor plan?
Absolutely! You can choose to add 3D renderings of specific rooms for an additional fee.
Can you design just one room - like a kitchen or bathroom?
Yes! We offer a custom package option for clients with specific or small requests.
Legal & Permitting
Can I take your plans straight to a builder for construction?
Our plans are for conceptual purposes only. While many builders use them as a strong starting point, you’ll need a licensed architect or engineer to review, stamp, and finalize the plans before construction.
Are your plans permit ready?
No, our plans are not stamped or sealed and are not intended for permitting or construction without additional professional review.
Can your plans be sold, resold, or reused for another project?
No. All of our work is protected under copyright and is licensed for your personal use only. Plans may not be resold, redistributed, or used for commercial purposes without written permission.
